Phase II consists of as-built conditions. Phase III consists of electrical and ceiling configurations. All plans conform to BOMA or the R.E.B.N.Y Standard, both are methods for measuring floor area in office and industrial buildings. Such documentation helps to organize and to manage current rented space, vacant space, and record keeping.

AD+D provides a comprehensive packet of spreadsheets and color coded floor plans showing Rentable and Useable square footage numbers to assist with all aspects of renting, owning, buying, and selling a suite or entire building.

AD+D provides accurate as-built drawings at the beginning of a remodeling project. Building managers/owners often have outdated floor plans due to constant changing of tenants and tenant improvements. Updated electronic files and hard copies of accurate and up-to-date floor plans greatly improve the process of estimating, construction, and pre-lease planning for all parties involved in the process. We also can convert your hard copies of drawings into workable CAD drawings.

AD+D works with building management in pre-lease consulting and layout design services. Consulting services include space programming analysis, adjacency requirements, as-built floor plans, hypothetical floor plans, and square footages. Design/layout services include the configuration of walls, doors, mill work, and workspaces with space planning and pricing plans. These plans can then be used to create a complete set of construction documents.
